Build-ready lots · DC · Maryland · Virginia

Land that’s ready for a house.

Access, water, septic or sewer, power, and the site work, figured out before you buy. Nothing is listed yet. You can join the list.

Sound familiar?

The problem, in plain sight.

Some buyers don’t want to manage the dirt. They want a lot where the unknowns have already been handled, and then they want to talk about a house.

There is no inventory on this page. Joining the list means we’ll write when a parcel is actually ready. It is not a reservation and it is not an offer of real estate.

  • You want land and a house without becoming the general contractor for the ground
  • You’ve seen raw lots that look cheap until the well, the septic, and the drive are priced
  • You have land that’s hard to build on and you want a conversation, not a listing

Why it happens

“Build-ready” has to mean something specific.

When the standard is finished, a DigRight lot will come with the access, the water, the septic or sewer path, the power, and the site work already decided — and a lot binder that says what was done. That list will be published here with the first lot. It is not invented in advance.

Distinct Build draws pre-designed home packages. Pairing a lot with a plan is a conversation with them, at distinct-build.com, once there’s a lot to pair. Square One builds architect-led custom homes when the project is that kind of house.

No lots for sale here yet. When there are, each one will show the town, the acreage, the status, and the documents. Until then, the honest page is a list.

Own a parcel that’s difficult to build on? Tell us about it. If it’s a fit, we’ll talk. This is not an offer to buy land.

How we fix it

Assess. Plan. Execute.

01

Tell us what you want

Lot, lot and house, or land you already own. Counties and a rough timeline.

02

We write when there’s a match

No invented inventory. A note when a parcel is real.

03

Then walk it

The lot, the binder, and — if you want — a house plan from Distinct Build or Square One.

What moves the price

We’ll price the property, not a guess.

Lot prices are not published because no lots are offered yet. A budget range on the form is optional. It only helps us tell you if a future parcel is in the wrong league.

  • Nothing is priced here yet

Questions

Before you send photos.

Are there lots available now?

No. The list is so we know who to call when there are.

Can I bring a realtor?

Yes. Put their name on the form.

Do you pay referral fees?

Not from this page. Any referral arrangement has to be reviewed against Maryland and Virginia rules before it exists. Don’t assume one.

What happens next

Send what you can see.

1. Send the place.

A few photos and the address. Rain video is gold if you have it.

2. We call.

Steve or a project lead will call you back.

3. A written plan.

If it’s a fit, we walk the property and give you a scope and a price in writing.

A photo is optional. JPG, PNG, HEIC, or PDF. Keep the whole submission under 8 MB.
